What a property manager actually does with your rental

Most management pitches say some version of “we handle everything, so you can relax”. That is not information. If you own a rental in Windsor-Essex and you are deciding whether to hand it over, what you want is the specific list, and the specific dates.
So here is ours.
Getting it rented
We market the property across the platforms tenants actually search, then handle the calls, viewings and questions. Every applicant goes through background, credit and rental-history screening before anyone is approved, and you are part of the decision before a lease is signed. We prepare the lease on Ontario’s standard form and handle the signing.
Rent, and when it reaches you
Tenants pay online into their own rent account. When the rent lands, it transfers to your account by EFT within 24 hours, with an email confirming the deposit. A statement follows on the 10th of each month, and a yearly income and expense statement follows at year end. In Ontario the last month’s rent deposit is held by the owner, so we transfer that to you as well.
Maintenance
Repairs are coordinated with trades we use regularly, and you get quotes and photographs before the work and photographs after it. That sounds like a small detail. It is the single thing owners most often tell us was missing with a previous manager, usually described as being billed for work that may or may not have happened.
Inspections
Regular inspections, so a small problem is found while it is still small. A tenancy that ends with an unpleasant surprise almost always had a visible early version of that surprise.
When it goes wrong
If an eviction becomes necessary we manage it, in line with Ontario law and the Landlord and Tenant Board’s process. Nobody enjoys this part. It is worth knowing who does it.
The part that is structural, not a service
We do property management only. We are not affiliated with any real estate company, we do not list or sell, and we have no path to becoming your agent. There is no version of our business where your tenant becomes our buyer, and when you are ready to sell, you go back to whoever sent you to us.

What it costs, and what to do next
